The challenge
The client, who runs a large construction company, purchased a semi-detached property with the intention of transforming it into a long-term family home.
However, the property required substantial extensions to accommodate his growing family. The scale of development required had no clear precedents in the surrounding area, creating a significant planning risk.
Neighbour objections were anticipated and the application was ultimately referred to the council’s planning committee.
Our strategy
Following a detailed review of local planning policy and residential design guidance, we designed a scheme that maximised the development potential of the site while respecting the character of the surrounding area.
The proposal incorporated large roof, rear and side extensions, creating a dramatically larger home with modern open-plan living space.
As expected, the application attracted objections from neighbouring residents and was determined at committee. During the meeting, councillors described the scheme as “unprecedented” in scale for the area.
However, the council’s own planning officers confirmed there were no valid planning grounds to refuse the proposal, and the application was approved.
The outcome
Planning permission was granted for the full scheme, enabling the property to be transformed into a 6-bedroom family home with generous open-plan living space.
The approved extensions created 120m² of additional floor space and increased the property’s value by approximately £80,000.
The project delivered a home capable of comfortably accommodating the client’s growing family for the long term.
